How to find corporate housing in Oslo

8 min read

Define the profile first Before you start the search, define the profile of the person who will live there. Are they single or with family? Do they need a quiet residential area or central energy? Is travel time to the office decisive, or is travel time to an international school more important? A consultant on a six-month project has different needs from a family on a two-year assignment.

The right district for the right person For consultants on shorter projects, Sentrum, Majorstuen and Grünerløkka work well. Central, accessible, plenty of restaurants and gyms within walking distance. For families on longer assignments, Frogner, Marienlyst, Holmenkollen or Briskeby are the natural choices, with proximity to international schools and quieter residential streets. For executives, Tjuvholmen, Vika and Aker brygge offer the premium segment with proximity to the central business district.

Contracts and invoicing Ask early whether the supplier handles corporate contracts with VAT invoicing. Most furnished rentals require this for the company to deduct VAT. Also ask whether there is a framework agreement for several stays. If you have many employees rotating in and out, a framework with standard terms saves administrative time.

Move-in support Find out what move-in support looks like. Does someone meet the tenant at the apartment, walk through the systems, hand over keys? For international employees who arrive on a Sunday evening with their family, this is the difference between a calm start and a chaotic one.

Standardise to save HR time Choose one supplier, one contract template and one point of contact. Then HR does not need to learn a new system every time someone moves to Oslo. The supplier knows your standards, your invoicing requirements, your typical preferences. Onboarding becomes faster, mistakes fewer.

Combine with other services A good corporate housing supplier connects you with other services: cleaning, banking setup, registration with the tax authorities, international school applications, health insurance. Ask in advance which connections they have. The smoother this works together, the faster the employee gets going.

Budget realistically Furnished housing for the corporate market in Oslo lies in the segment from around 42,000 NOK per month for the mid tier, up to 150,000 NOK and more for the premium segment with views, doorman and walking distance to the office. Lengthier contracts get lower monthly rates, but a six-month minimum is common.
